Forevergreen NL — North Liberty Iowa real estate & living guide

The Forevergreen master area extends across the city line — same growth corridor, North Liberty mailing address, and a quick bridge into Coralville.

Character

"Forevergreen" is a place name that doesn't respect city boundaries. The master growth area along Forevergreen Road begins on the Coralville side (see our Forevergreen guide) and extends north across the Coralville–North Liberty municipal line into a band of newer NL subdivisions on the city's southern edge. From inside a house, the lifestyle differences are subtle — but on paper, your mailing address, your municipal services, and (importantly) your school assignment can shift based on which side of the line you sit on.

The vibe matches the Coralville side: new-construction suburban, family-oriented, three-car garages, modern floor plans. The NL side has the benefit of being a short hop to Liberty Centre and the broader North Liberty civic amenities while remaining within easy reach of Coralville's retail.

Boundaries

Forevergreen on the North Liberty side sits along the city's southern border with Coralville, generally accessed from Forevergreen Road and Jones Boulevard. Subdivision names vary by phase and developer — the bigger conceptual frame is "anything between the Coralville line and Penn Street that's been platted in the last 10–15 years."

Housing stock

Nearly all stock is post-2010, with significant post-2018 inventory. Modern construction means current code, current efficiency, and code-required basement egress.

Schools

Forevergreen NL is within ICCSD. Elementary feeders may include Penn, Garner, or other ICCSD elementaries depending on the specific subdivision, with North Central Junior High and Liberty High School as common secondary feeders. Verify the specific assignment — this is the part of the corridor where the school question can shift block by block as the district adjusts to growth.

Walkability & commute

Suburban — you'll drive to retail and most amenities. Internal sidewalks are good. The NL side's commute advantage is its slightly shorter drive to the Liberty Centre core and the I-380 ramps north.

Amenities

Real estate dynamics

Forevergreen NL trades like Forevergreen on the Coralville side — existing-home resale competes directly with active builder inventory in nearby phases. When builder incentives are strong, sellers need disciplined pricing. When the pipeline tightens, existing homes see faster days-on-market and better appreciation. The NL side's modest pricing edge versus the Coralville side has historically been a draw for value-conscious move-up buyers.

Verify before buying: HOA documents and fees, builder warranties and transfer rules, and impact fees or special assessments tied to ongoing infrastructure buildout. Newer subdivisions can have first-year settling and drainage quirks — a thorough home inspection matters even on brand-new homes.

Find a realtor for Forevergreen NL

The Coralville–North Liberty boundary creates real differences in tax, school, and municipal services. A realtor working this area should know the line precisely and be able to compare otherwise similar homes on either side.
