Who is the biggest realtor in Iowa City?

By firm size and historical market share, Lepic-Kroeger, REALTORS (founded 1972) is the largest independent corridor brokerage. By recent annual sales volume, Urban Acres Real Estate (founded 2015) has repeatedly been ranked the #1 corridor real-estate company by the Corridor Business Journal and Locals Love Us. By individual agent production, Adam Pretorius of Lepic-Kroeger is the corridor's top-grossing luxury agent — over $35M in 2024 alone.

Is Lepic-Kroeger or Urban Acres better?

Different models. Lepic-Kroeger has the corridor's deepest bench of long-tenured agents and the most historical Iowa City market share — strong choice for luxury, established neighborhoods, and clients who want a name with 50-plus years of corridor history. Urban Acres is member-owned and culturally newer; agents share ownership, which tends to show up in collaborative deals and aggressive marketing. Most corridor buyers and sellers should pick by agent, not by brand.

Who covers North Liberty?

Most corridor agents cover all three cities — the MLS doesn't stop at the city line. But for North Liberty-specific volume, look at agents based in Coralville offices (Skogman, KW Legacy, Cardinal Realty) and at Urban Acres, which has done significant Penn Ridge and Liberty Centre new-construction work. How do I verify an Iowa realtor's license?

Use the Iowa Professional Licensing Bureau search. It's free and shows license number, expiration, broker status, and any disciplinary actions. For a quick sanity check, any active agent should also show up in the ICAAR member directory.

What does a corridor real-estate commission usually run?

Total commission in the Iowa City corridor typically runs 5–6% of sale price, split between listing and buyer agents. Following the 2024 NAR settlement, buyer-side compensation is now separately negotiated and disclosed; some corridor firms have moved to fixed-fee or hybrid models.
